When working with sellers, I take all necessary steps to ensure that my client’s property is sold for the best price possible. I begin by conducting an extensive market analysis to determine the homes true value. I then work with my sellers by offering suggestions regarding staging and home improvements in an effort to bring the seller the best price possible.  I develop an aggressive marketing plan and advertising schedule to get the home the most exposure possible. Additionally, I will have the home professionally photographed to appear in the various publications in which it will be showcased. I also prepare high-end brochures that will feature the property and showcase all of its amenities. These brochures are passed out to other real estate brokers in the community who may represent buyers with an interest in your home. 

I make it a point to become familiar with all aspects of the home including custom features, quality of construction, utility information and other features so that I can inform potential buyers while showing.   

Once I list the property, you can expect the following activities to occur:

*Your home will be entered into the Houston Association of Realtors MLS database
*A “For Sale” sign and lockbox will be placed on property if applicable
*The listing will be placed on the John Daugherty website and affiliated sites
*The property will be promoted at the next sales meeting to over 170 John Daugherty Realtors
*The property will be promoted with regular public open houses
*All showing activities and agent feedback will be reported to the seller
*All prospects will be followed up with for any feedback they might have
*The market activity of the neighborhood will be monitored to ensure that the home is priced properly
*Seller will be provided with a 30 day market report every month which will include the following:

                *Number of showings during the period
                *Feedback from agents who showed your property
                *Copies of all publications in which the property was advertised
                *Traffic report showing the number of hits the property had on the HAR website
                * A list of the many websites you are featured with
                *Market activity including any properties that have pended for sale or sold during the period
                *Recommendations that I believe will enhance the marketability of your home

 Once I have procured an acceptable contract for my clients, I will provide the following services:

*Keep the seller abreast as we navigate through to closing
*Provide the seller with an estimation of closing costs
*Coordinate any inspections that may be required
* Meet with inspectors and provide information as needed
* Negotiate any repairs
*Meet with appraisers and provide comparables
*Provide the seller with a timeline of all important dates
*Be in constant contact with the title company to address any title issues that may arise
*Attend the closing

 Tips when getting your home ready to be placed on the market:

Indoors:

*Inspect all interior walls and clean or paint if necessary to freshen up
*Clean windows both inside and out
*Check all light fixtures to ensure they are in working order. Install new bulbs if needed.
* Replace HVAC filters
*Repair any known problems
*Clean all tubs and sinks
*Make sure that the home has a pleasant scent. Deodorize if needed.
*Remove any excess clutter from rooms and closets

Outdoors:

*Have the lawn cut, watered and edged regularly during the listing period
* In the winter sprinkle Winter Rye grass seeds to maintain a green color
*Maintain all flower beds and add color to the front entry
*Trim trees and shrubbery if needed
*Determine if the exterior of the home needs to be touched up or painted
*Assure that all rotted windows are repaired / replaced as needed
*Repair any window screens that are damaged
*Be sure that all locks on the home are in working order
*Check all exterior lighting and replace bulbs if needed
*Caulk any gaps that might be present around the home

 To prepare for a showing:

*Clear all clutter leaving a nice clean feel to the home
*Dust furniture and vacuum floors and carpeting
*Clean kitchen and baths so they are appealing to potential buyers
*Make all beds
*Open the blinds and draperies allowing in natural light
*Turn off televisions
*Turn on soft music
*If possible, make arrangements to remove pets from the house
*Remove any valuables such as jewelry and cash
* Vacate the home and allow the buyers an opportunity to relax and enjoy your home
